SBA Communications is seeking an experienced real estate professional for the position of Manager, Real Estate – International in Dar es Salaam. The role focuses on managing real estate initiatives involving leased and company-owned assets, with particular responsibility for Landlord Services in Tanzania.

The successful candidate will handle lease transactions, property-related projects, landlord relationships and stakeholder engagement while supporting the efficient management of real estate operations. The position also involves leading teams, managing negotiations, reviewing financial analyses and improving processes related to property and landlord services.

About the Role

The Manager, Real Estate – International will oversee a range of real estate activities, including lease extensions, renewals, acquisitions, buyouts, abatements and decommissioning. The position requires strong negotiation and relationship management skills, particularly when working with landlords, property owners, communities, land agents, contractors and other stakeholders.

The role will also provide leadership to Real Estate Specialists, Analysts, Coordinators, Contractors and Land Agents. In addition, the manager will contribute to budgeting, transaction approvals, operational reporting, systems improvement and the resolution of landlord complaints and disputes.

Responsibilities

The Manager, Real Estate will be responsible for:

• Managing lease extensions, renewals, acquisitions, buyouts, abatements and decommissioning activities.
• Reviewing and evaluating real estate transactions.
• Reviewing financial models and transaction structures.
• Leading complex negotiations with landlords and property owners.
• Building strong relationships with landlords, property owners, communities, land agents, contractors and vendors.
• Leading community engagement and sensitization activities.
• Managing stakeholder engagement and CRM processes.
• Providing market intelligence on real estate trends and acquisition opportunities.
• Leading, mentoring and managing Real Estate Specialists, Analysts, Coordinators, Contractors and Land Agents.
• Setting performance objectives and monitoring team productivity.
• Supporting recruitment, training, succession planning and career development.
• Allocating resources across the department.
• Reviewing financial analyses and business cases.
• Managing contractor and vendor agreements.
• Supporting budgeting, incentive programmes and operational reporting.
• Coordinating management approvals for transactions that exceed delegated authority.
• Maintaining accurate lease, landlord, property and transaction records.
• Preparing management reports and performance metrics.
• Working with IT and business teams on systems improvement and automation.
• Improving operational efficiency, governance and service delivery.
• Managing landlord complaints and disputes.
• Resolving conflicts while maintaining strong business relationships.
• Coordinating with other departments to resolve operational issues.
• Developing and evaluating landlord-service processes and reporting.
• Reviewing outstanding requests and supporting team members with resolution.

Qualifications and Requirements

Applicants should meet the following requirements:

• A Bachelor’s Degree in Law, Land Management Development and Planning, Estate Management or a related field.
• Experience in telecommunications, site acquisition and property management.
• Experience in land-lease negotiation, landlord engagement and project coordination.
• Intermediate proficiency in Microsoft Office applications, including Word, Excel, PowerPoint and Outlook.
• A valid government-issued driver’s license.
• Ability and willingness to travel domestically within Tanzania.
• Strong negotiation skills.
• Strong team leadership skills.
• Good project coordination skills.
• Financial analysis skills.
• Experience managing CRM processes.
